Relocating to London can be quite overwhelming. We work with individuals, couples and families, providing a seamless and personal service. The SP Property Group relocation team knows London inside out and a dedicated member will handle your entire move from start to finish, ensuring that you have a simple and consistent experience.

We are genuine area experts and this is hugely important when you’re moving to a new area or country. We take the time to understand your requirements and what’s important to you and we can advise you on the best locations and property options to suit your needs and any commute or school requirements you may have, within budget.

For all of your non-property related needs, we work in tandem with London’s leading settling in specialists and education consultants if required. SP Property Group are here for the entire duration of the pre, during and post-move process, to help you become ‘locals’ in no time.

Our relocation service is provided entirely in-house, rather than using outsourced freelancers. Our clients have one point of contact throughout the entire relocation process which enables us to deliver consistently superior service levels.

If you are relocating to the UK long term, we can also provide an in-house buying service for when you are ready to put down permanent roots.

Our expertise allows us to successfully navigate the extremely difficult situations which can arise such as negotiating with unreasonable landlords, a landlord passing away 2 days before the tenancy agreement was signed, fighting our clients’ corner in competitive bidding situations and agreeing very detailed furnishing specifications.

Our fees


HOME SEARCH

  • thorough search of the market and shortlist the best property options, both on and off market
  • organise a meticulously planned property tour of the best properties
  • 1 day tour of the best properties and most suitable areas with you

We can carry out the property tour with you either:

  • approx. 4-6 weeks before your permanent move (if you’re flying to  the UK to choose a property in advance)
  • on arrival in the UK while staying in temporary accommodation

RENTAL NEGOTIATION AND SIGNING OF TENANCY AGREEMENT:

  • expertly negotiate all tenancy terms including rental price, payment frequency, move in date, break clause, furniture to be provided/removed and oversee references and signing of tenancy agreement

INVENTORY, CHECK-IN AND MOVE IN:

  • attend check-in & inventory on your behalf
  • provide tailored property welcome pack (outlines your rights as tenants, how to report maintenance etc)
  • transfer all utility bills (gas, water, electricity, council tax) into your name
  • deal with any initial snagging/questions

The process

You will have a dedicated property specialist working with you throughout the entire process i.e. one point of contact We brief you about your housing options before you arrive in the UK

We take you on a detailed orientation tour in advance, to introduce you to different areas and housing types. This helps you to narrow down your search so that the actual property search can be more targeted.

Approximately 5 weeks before your permanent move (depending on your timings), we will spend a day showing you the best properties in the right areas – we specialise in central London and know it inside out. We rarely require a second day of viewings as we use your time wisely and focus purely on the right areas and best properties.

After our day of viewing properties together, you choose your preferred option and we will commence the negotiation process to secure it for you on the most favourable tenancy terms including monthly rent, move in date, break clause and extension options and any special conditions required.

If you are returning back to your home country before your permanent move we will oversee everything remotely, you do not need to be in the UK.

Prior to your tenancy start date, we will attend the inventory and check-in on your behalf.

We prepare a welcome pack tailored to your property and we set up all utility accounts in your name(s).

We are on hand at the start of the tenancy should any initial snagging/questions arise.
