We have been trusted property advisors to our clients for more than ten years. SP Property Group act for both UK and overseas based clients and specialise in central London, typically sourcing investment properties from £750,000 upwards.

Some of our clients have very limited property investment knowledge, whereas others know London extremely well and already own other investment properties.

We advise our clients on the entire property investment strategy, including suitable locations, budgets, price per square foot values and capital appreciation prospects. SP Property Group also provide guidance on expected tenant profiles and demands, cash flow cycles and expected gross and net rental yields.

We pride ourselves on simplifying what can be quite a complex investment decision, and making sure that any investment is maximised.

Our in-house expertise gives us a unique ability to advise our clients from all angles which are essential when purchasing an investment property:

  • Purchase angle: SP Property Group have 10 years’ track record of securing the best properties for our clients and achieving lower prices than they would have been able to agree had they been buying as an individual. We also know which locations are performing from a capital appreciation perspective and which ones we believe have lower growth prospects.
  • Tenant demand angle: Our in-house rental and relocation team work with tenants and companies across London, so we are absolutely up to speed with what tenants are looking for and where the best rental property demand is. We bring this insight to our buying clients’ investment decisions.
  • Property management angle: We professionally manage nearly 150 rental properties for landlords in London so we know which properties and locations are achieving the best rental yields, which rent the most quickly and which retain their tenants for longer.

All of the above information needs to be taken into account when choosing a property investment, and we ensure that our buying clients are well informed and have the much-needed market intelligence to select the right property which will deliver their required investment returns.

In addition, many of our investor clients benefit from the additional in-house expertise we have within the SP Property Group, including full property management and block management services, either during or after their search and purchase.

Our success rate

We are able to search the market more thoroughly than an unrepresented buyer and, over the last decade, approximately 50% of the properties we have shown our clients were not on the open market. We give our clients access to the right properties which best suit their investment requirements, whether that is rental yield, capital growth or a combination of the two.

In the past 5 years, we have won 85% of the competitive bidding situations we’ve faced for clients and, in 60% of those cases, were not the highest bidder, securing the property for less than if they were acting as an individual purchaser.

Once we find the right property, our clients benefit from the additional credibility our 10 year track record we have built through previous purchases. This gives significant credibility to the way they are received and the success of their offers.

We also have a 92% success rate for successfully managing our clients’ purchases from offer stage through to completion and, because we manage 87% of the properties we have bought for clients over the years, we know first-hand that each of them has performed as a superb investment.

The process

INITIAL MEETING/CONVERSATION

The initial meeting or conversation enables us to answer any questions you may have and to fully understand your requirements and what is important to you. We can also advise you on local areas, property styles, price per square foot values and current market conditions.

We understand what our clients are looking for and appraise each investment opportunity, to ensure that the right properties are selected and presented to our clients.

PROPERTY CRITERIA

We compile a focused and realistic search criteria, which takes into account your requirements and preferences. This is emailed to you for approval.

PROPERTY SEARCH

We thoroughly search the market on your behalf, including properties which aren’t officially on the market. We then preview the properties which closely match your criteria.

REPORT TO YOU

Having viewed each property, we shortlist those which best suit your brief and provide you with honest and objective feedback on them.

VIEWINGS WITH YOU

We organise viewings at times to suit you. We drive you to all viewings to show you around ourselves and discuss feedback with you afterwards. If you’re not going to be in London, we can show the property options to a friend/family member, or we can purchase remotely if you don’t need to view the property before you buy it.

NEGOTIATION

When the right property is found, we advise you on property value and negotiation tactics, and handle the negotiations on your behalf. We strive to more than pay for ourselves by agreeing the lowest possible price and securing you the best property for your budget.

OVERSEEING YOUR PURCHASE

Once the price and terms are agreed, we manage the buying process on your behalf through to completion. We liaise with all parties involved, enabling you to maintain one point of contact and we can recommend tried and tested solicitors, surveyors and so on where required. We help resolve any issues, should they arise, and ensure that the process runs as smoothly and quickly as possible.

SETTLING IN

Post completion, we arrange the key handover and provide you with a tailored moving in pack, including a checklist of the organisations which need to be notified about your move. If you are buying as an investment we can provide a full property management service.
