SP Property Group have been trusted property advisors to our clients for more than ten years. We act for both UK and overseas based clients and specialise in central London, typically sourcing properties from £2m upwards.

Over the past decade we have advised individuals and families on their property purchases, many of whom return to us every time they move home, buy for their children or add to their property investment portfolio.

SP Property Group are one of the most established property search advisors in the industry and have one of the strongest track records in the market for successfully acquiring properties for clients.

The investment we have made into our own bespoke technology platform is key for us remaining on top of the market. In addition, our access to the most up to date trade-only property data is essential when advising our clients on price per square foot values and successfully negotiating the best outcome for them.

Our market knowledge is regularly sought by the national and international press and we have featured as property experts in The Sunday Times, Channel 4 News, The Daily Politics Show and ITV News.

Two thirds of our clients come through word of mouth recommendations and we also are entrusted by many of the leading banks, wealth managers and private offices to advise and represent their clients. Equally, our approachable reputation means that many of our clients have also found us online.

Our clients also benefit from the additional in-house expertise we have within the SP Property Group, including specialist rental, property management and block management services, either during or after their search and purchase.

Our track record

SP Property Group have a longstanding and proven track record for successfully sourcing and purchasing properties for our clients and we have the ability to search the market more thoroughly than an individual buyer.

In addition to buying via the traditional estate agent route, we have acted for clients in auction rooms, off market, off plan, in sealed bid and competitive bidding situations, via probate and privately without an estate agent involved.

We make sure we understand what our clients are looking for and source the right properties accordingly.

Over the last decade, approximately 50% of the properties we have shown our clients were not on the open market. SP Property Group give clients access to properties they might not otherwise know about, or hear about too late.

Our clients benefit from the track record we have built through previous purchases and this gives significant credibility to the way our clients are received and the success of our offers.

In the past 5 years, we have won 85% of the competitive bidding situations we’ve faced for clients and, in 60% of those cases, were not the highest bidder, securing the property for less than if they were acting as an individual purchaser.

We also have a 92% success rate for successfully finding the right property our clients.

The process


We love working with new clients! The initial meeting or conversation enables us to answer any questions you may have and to fully understand your requirements and what is important to you. We can also advise you on local areas, property styles, price per square foot values and current market conditions.


SP Property Group compile a focused and realistic search criteria, which takes into account your requirements and preferences. This is emailed to you for approval.


We thoroughly search the market on your behalf, including properties which aren’t officially on the market. We then preview the properties which closely match your criteria.


Having viewed each property, we shortlist those which best suit your brief and provide you with honest and objective feedback on them.


We organise viewings at times to suit you. We drive you to all viewings to show you around ourselves and discuss feedback with you afterwards. If you’re not going to be in London, we can show the property options to a friend/family member, or we can purchase remotely if you don’t need to view the property before you buy it.


When the right property is found, we advise you on property value and negotiation tactics, and handle negotiations on your behalf. We strive to more than pay for ourselves by agreeing the lowest possible price and securing you the best property for your budget.


Once the price and terms are agreed, we manage the buying process on your behalf through to completion. We liaise with all parties involved, enabling you to maintain one point of contact and we can recommend tried and tested solicitors, surveyors and so on where required. We help resolve any issues, should they arise, and ensure that the process runs as smoothly and quickly as possible.


Post completion, SP Property Group arrange the key handover and provide you with a tailored moving in pack, including a checklist of the organisations which need to be notified about your move. If you would like assistance with any of the administrative side of your move, our Settling In team would be delighted to help. If you are buying as an investment we can provide a full property management service.

Our fees

Upfront Retainer Fee£1,500 (deducted from the success fee)
Success Fee:Based on purchase price as follows:
Up to £2M2% of purchase price
> £2 - £5M1.75% of purchase price
> £5M1.5% of purchase price
All fees are subject to 20% VAT.
