When the right property is found, we use our expert negotiation skills to secure the most favourable rental terms including price, start date, contract length, break clause options, fixtures and fittings requests, renewal options and any special conditions you may require.

Once a rental is agreed we project-managed the entire process including negotiating the tenancy agreement, fund transfers, referencing, moving arrangements, check-in, cleaning and inventory.

Fees

Rental search service: £3,500

This includes an exhaustive search of all rental properties available, including those deemed ‘off-market’ to private individuals, and a full day of accompanied viewings. We have a 98% success rate of finding the right property for our clients within this period.

It is extremely rare that we would need to start a new search and do a second day of viewings. However, if we do, this will be charged at £1,200.

Our fee includes all negotiation of rent and tenancy terms and project management of the entire rental process including contracts, referencing, fund transfers, check-in, inventory, utilities transfer and snagging.

£1,000 payable upfront at the start of the search & the balance payable once a tenancy agreement is signed.

All fees are subject to 20% VAT.
